Job Description:
JOB SUMMARY
The Maintenance Team is responsible for providing superior service
and resident satisfaction for the on-going maintenance needs of the
property. This includes completing service requests, meeting
response times, and help in all areas necessary to achieve
organizational success. The Maintenance Team is also responsible
for the management of the preventative maintenance program. We have
two positions open with room for growth.
ESSENTIAL DUTIES, FUNCTIONS, AND RESPONSIBILITIES
Partner with Property Manager to manage the maintenance for the
property.
Responsible for running the day-to-day facilities, including but
not limited to servicing issues with heating, ventilating, air
conditioning (HVAC), plumbing and piping, fire protection, general
building maintenance and troubleshooting, building automation
systems, and building maintenance systems as needed.
Manage and monitor all building services, provide diagnostics,
create preventative maintenance programs, conduct annual testing,
manage permitting and certification for all the building systems to
ensure the property complies with all codes to the best of industry
practices, and in compliance with the State/Federal Govt./OSHA's
Codes/regulations.
Conduct regular inspection tours of building grounds, interior
common areas and the exterior of the property, equipment and
surrounding grounds for deficiencies, potential safety, health, or
code problems and necessary repairs.
Manage small to medium scale capital projects to include, outlining
project scope, budget, schedule, execution, and vendor bid
Manages and responds to all work order requests
Purchase, maintain, and manage records of inventory needed on-site
for the upkeep of all buildings and
Exhibit exemplary attendance
Comply with company policies
Perform other duties as requested.
Abide by the blackout dates of July 15th-August 15th .
Based on the essential duties listed above, this position is
considered safety-sensitive and therefore all work must be
performed following quality standards and established safety
procedures
Qualifications
Experience in plumbing, HVAC, appliance repair, electrical, and
carpentry work.
Valid Driver's License and car.
Very strong organizational skills and ability to handle multiple
priorities.
Solid interpersonal and customer service skills.
Must be available for on-call and weekend work.
