Major Roles & Responsibilities

Maintenance Technician (70%)

Purpose: The purpose of this role is to maintain all physical and mechanical aspects of the property to ensure they are presentable and in proper working order.

  • Maintain a work order system for the property maintenance needs
  • Complete the room/unit maintenance schedule and check rooms/units quarterly to ensure operations and appearance of furniture and equipment
  • Complete projects as assigned by Maintenance Engineer
  • Respond to service requests or staff work orders in a timely manner
  • Maintain pool/spa to relevant industry codes/standards
  • Monitor daily utility usage
  • Work with outside vendors and contractors to ensure quality work
  • Respond to emergency situations outside of normal work schedule
  • Assist Maintenance Engineer with administrative and inventory control items for property
  • Acts as Maintenance Engineer in absence
  • Ability to work an on-call schedule to emergency situations as required to meet the needs of the property
  • Ensure all safety equipment is in working order and inspected by local/state/federal codes
  • Ensure proper management, storage and handling of chemicals following MSDS, local, city, state and federal procedures and standards, and policies established by the organization
  • Ensure information on proper management of chemicals is updated and communicated throughout the property
  • Report customer service, operational and safety and security concerns to management to resolve in an efficient and timely manner.
  • Comply with all organization policies, procedures and standards, as well as franchise brand standards
  • Comply with all local, city, state and federal laws, ordinances and regulations
  • Provide customer service in a friendly and professional manner to guests, staff and vendors of the property
  • Completes all other projects or requests as directed by Supervisor
    Maintenance Utility (15%)

    Purpose: The purpose of this role is to assist maintenance department in any projects or tasks as assigned.
    • Maintain property through various activities, including trimming, painting, carpet cleaning, changing filters, etc.
    • Respond to service requests or staff work orders in a timely manner
    • Ensure proper management, storage and handling of chemicals following MSDS, local, city, state and federal procedures and standards, and policies established by the organization
    • Ensure information on proper management of chemicals is updated and communicated throughout the hotel
    • Report customer service, operational and safety and security concerns to management to resolve in an efficient and timely manner.
    • Comply with all organization policies, procedures and standards, as well as franchise brand standards
    • Comply with all local, city, state and federal laws, ordinances and regulations
    • Provide customer service in a friendly and professional manner to guests, staff and vendors of the property
      Grounds Keeper (15%)

      Purpose: The purpose of this role is to maintain the physical condition and appearance of landscaping and grounds.
      • Perform a variety of tasks, including planting, watering, fertilizing, raking, breezeway maintenance, and trash cleanup
      • Maintain the appearance of the parking lot
      • Ensure seasonal maintenance, including shoveling snow
      • Ensure proper management, storage and handling of chemicals following MSDS, local, city, state and federal procedures and standards, and policies established by the organization
      • Ensure information on proper management of chemicals is updated and communicated throughout the apartment communities
      • Report customer service, operational and safety and security concerns to management to resolve in an efficient and timely manner.
      • Comply with all organization policies, procedures and standards, as well as brand standards
      • Comply with all local, city, state and federal laws, ordinances and regulations
      • Provide customer service in a friendly and professional manner to guests, residents, staff and vendors of the apartment communities
      • Completes all other projects or requests as directed by Supervisor
        Knowledge, Skills and Abilities
        • High School Diploma
        • 2+ years of experience in electrical, plumbing, painting and maintenance
        • CPO Certification (preferred)
        • Universal EPA (and/or HVAC) Certification
            • Certification must be obtained within 6 months of hire/transfer date
              • Valid Driver's License & automobile insurance
                Mathematical Development

                General Math: Practical application of fractions, percentages, ration and proportion, mensuration, and practical algebra.

                Language Development

                Reading: Ability to read forms and labels of products pertaining to the job.

                Speaking: Ability to speak on a variety of subjects relating to the job.

                Reasoning Development

                Moderate. Must be able to apply principals of logical thinking to a variety of practical situations and accurately follow standardized procedures that may occasionally call for minor deviations. Ability to think rationally beyond a specific set of instructions.

                Physical Demands
                • Lifting, pushing, and pulling up to 50 pounds occasionally
                • Lifting, pushing, and pulling up to 25 pounds frequently
                • Walking, standing and stooping frequently
                • Work indoors most of the time
                • Work outdoors part of the time, in all weather conditions, often for extended periods of time
                • Ability to drive a vehicle
                • Vision and manual dexterity to operate tools, equipment and computers
                • Occasional exposure, 1% to 33% of time, to paint fumes, solvents, adhesives, etc.
                • Frequent need, 33% to 66% of the time, to work in awkward and confining positions
                • Climb and balance self on stools, ladders and high places
                  Driving/Travel Requirements

                  Frequent use of personal transportation to perform property errands, to maintain and inspect property(ies), purchase supplies, respond to on-call requests and to assist as needed with primary and other property locations. Must have valid driver's license and automobile insurance.
